prospective tenants wouldn’t be allowed to rent a rent-stabilized unit unless they could prove that the rent would eat up at least 30 percent of their household income.

Even worse, if hatred towards renters is policy, this is a gateway to kicking you out of apartments when your income increases.

Somehow the motive behind this policy is fury that Mamdami is not kicked out of his apartment regardless of what his income situation was at the time he rented it.

Rent stabilization exists in most cities in the world. It is a fine proposition for landlords who have fixed financing costs known at start of rental period, and are allowed rent increases that exceed property tax/expense increases over time. Guaranteeing profit expansion.

Giving landlords more extortion power, not only causes division and hatred, but can easily backfire by forcing mass rental exodus towards home purchases, and competition with landlords for extortion, but at lower profits.
